Job Duties and ResponsibilitiesDish Wireless is seeking a Senior Site Acquisition Specialist for our wireless network deployment program. The Senior Site Acquisition Specialist will be responsible for managing sites with tower partners, site acquisition vendors, and A&E vendors, including schedule, coordination and completion of new site build projects within stated timelines. Primary responsibilities include:Serve as primary point of contact for a specific group of sites and oversees site development activities, including leasing, permitting, and land use processingDrive vendors for jurisdictional approvals, including tracking and reviewing applications and presentations before governmental or architectural review boardsCoordinate with engineering department to obtain information necessary for entitlement applications (RF Affidavits, propagation maps, photo-simulations, etc.)Work closely with other workgroups (e.g. transport, construction, etc.) to coordinate site development activitiesDraft correspondence and business case justificationsManage all site documentation pertaining to the site acquisition processReview and approve site-specific documents for quality and completenessEnsure Regulatory requirements metMonitor and track progress on all open transactions, ensuring database data current/accurateInterface with landlords and governmental agenciesOrganize and prioritize multiple projectsWorks cross-functionally across various workgroups and functions to ensure timely and efficient program delivery (Site Acq., Construction, RF, Transport, Regulatory, Legal, Procurement, etc.)Leads market level initiatives in identifying methods and developing solutions/processes to drive further efficiencies and faster resolutions throughout the site development program Skills, Experience and RequirementsThe successful Senior Site Acquisition Specialist will have:7 or more years of telecommunications industry experiencePrevious experience with tower co-location applications and permittingMust have strong verbal and written communication skillsAbility to facilitate meetingsMastery in establishing trust and rapport with all levels of the organizationStrong ability to document, vet requirements, and drive quality within a program or projectMastery in managing vendor relationshipsAbility to work unsupervised , as well as with othersMastery in understanding zoning codes and real estate documentsMastery skills in read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawingsMastery in directing (red-lining) lease agreement/contract negotiations to maximize the most favorable terms while mitigating risk on behalf of the businessAbility to produce high volumes of work to deadlines and with accuracyMastery in problem solving and research skillsComplete knowledge of Site Development Management, Site Acquisition, Leasing, Program management forecasting, transport, and constructionMastery managing forecasts for site acq milestones and understanding of upstream and downstream impacts to timelinesMust be able to perform at a mastery level of all the above mentioned skillsKnowledge of SDM role including: Site Acquisition, leasing, N1 milestone forecasting, transport, and construction.Must have strong verbal and written communication skillsAbility to conduct and effectively manage internal or external meetings deployment meetings with vendors to drive and track activities on a task-by-task/milestone basis.Ability to communicate and influence the business' interests with external entities in person if necessary (landlords, zoning/planning commissions, building departments, etc)Proficiency to communicate status, progress, and gaps with quantifiable data while limiting anecdotal commentaryPresents information regarding projects to team members and other work groups in a way that is clear, concise and logical. Ability to lead small group meetings and present process/policy issues Preferred Qualifications:BS/BA degree or equivalent combination of education and experienceParalegal certificate, Urban Planning or Law degreeReal Estate licenseProficient use of Microsoft Office Suite (Word, Excel, PowerPoint, Visio) and Google G-Suite Salary RangeCompensation: $65,800.00/Year - $94,000.00/Year BenefitsFrom versatile health perks to new career opportunities, check out our benefits on our careers website.
